Dunham is derived from the Anglo-Saxon dun, meaning hill; The Manorof Dunham was mentioned in the Doomsday Book of 1086 as having belonged to a Saxon Nobleman Aelfward. The Massey half came as a result of the Norman invasion of 1066 when Hamo de Masci became Baron of Dunham and most of the surrounding area to the north, from Dunham and Bowdon as far Baugley to the north west, but only Dunham was given the Barons name; Dunham Masci changing through descendants for several generations to ‘de Masci’, ‘de Mace’, ‘de Macei’, ‘de Mascy’, ‘de Massey. The mill and deer park was first mentioned in 1353 however the present mill only dates back to the 1860′s.

The Cornerstones Guest House is a well placed Bed and Breakfast in Manchester to explore the heart of the Peak District with it’s beautiful towns and villages. Just an hour from the Cornerstones along the scenic A623 close to the town Bakewell is the unusually village of ‘Edensor‘ pronounced ‘Enzer’

Part of the Chatsworth estate; at first glance it is mistaken for a typical picture post card English village; the truth is¬† was one of the country’s first designer villages.

Edensor’s life began as a cluster of cottages set aside for the workers of the Chatsworth estate, however in the 1760′s Lanelot ‘Capability’ Brown was commissioned by the owner of Chatsworth Hall to design a park and a number of out buildings and cottages where tossed and the river was rerouted to create the required view. 80 years past when the then Duke of Devonshire engage Joseph Paxton to create the village that stands today; most of the architecture was drawn up by John Robertson of Derby and between them both they knock everything to the ground except ‘Park Cottage’ know as Naboth’s Vinyard in recognition of the owners stubbornness to move when the park was being developed .

The rebuilt village came with a twist of which the Dowager Duchess of Dvonshire was heard to say.

His concept was a work of fantasy, extravagant, not always practical and contributing to a feeling of Victorian eccentricity.

The twist was that they where built in the style of Tudor, Italianate, Norman and Swiss architecture of the day with no two chimneys the same. In the centre is St Peters Church built on the site of a 14th century chapel incorporating Norman relics and carvings. In the centre of the church lies Joseph Paxton in a tomb said to be bigger that any of the Dukes of Devonshire’s.

Wander round the village to see these beautiful cottages and envy the people who live in them and don’t tell me it won’t cross your mind in wonder, as to how you are able to live in one of them. However there are some drawbacks if you want to paint your cottage you have to consider the fact that all the buildings are individually Listed Buildings in a Conservation Village, within a grade 1 Listed Parkland, in an Inheritance Tax Management Plan, in the National Park in UK, Europe.

Stop off at the post office for a cup of tea, home made lunches or freshly-baked scones and I have heard there’s also picnic baskets available to enjoy in Chatsworth Park.

If you fancy something more substantial the small, market town of Bakewell is just down the road on the banks of the river Wye where you can enjoy the famous Bakewell Tart with custard of course.

Providing bed and breakfast on the south side of Manchester; the Cornerstones Guest House it in a great position for day’s out in the beautiful Peak District.

I am not a builder or a fire inspector, but I do know that those two people should know the current fire regulations.¬† The builder because it’s is job to build using all current fire regulations and the fire officer because it’s his job to lay down the law .

The one man who ties these two people together is the building regulations officer. He makes sure that the builder carries out the work properly and abides by all the rules and regulations.

So I’m not going to get into the world of fire or building regulations because I’m not qualified to do so.

What I am experienced in is producing a Fire Risk Assessment because I’ve just been through the process with my local Fire Officer, who was very helpful in steering me down the right path.

In 2006 the new fire regulations came into power, from having a fire certificate issued by the city fire brigade to having a F.R.A (Fire Risk Assessment) crated by me being the person that has some level of control in the premises and diverting responsibility for the up keep of fire protection in the building from the fire officer to the owner or for the official quote,

“A Fire Risk Assessment must be carried out by the owner of the building or by any person that has some level of control in the premises, taking reasonable steps to reduce the risk from fire and make sure people can safely escape if there is a fire”.

To receive a free copy of the Fire Risk Assessment Procedure I used just click the link.

Fact! There will be two distinct types of business that your guest house will see in a normal week. (and this includes guesthouses that are located in the suburbs, cities, historic cities, the sea sides up to a point, but not so much the country)

From Monday to Thursday you will have a mixture of business men, workers, people on courses and tourists, breakfast should start early for the workers  say 7am and go on until 9am for the tourists. All the workers will go home on Friday morning.

At the weekend Friday & Saturday breakfast should start later and end later, 7.30 to 9.30 we found is a good time. You will have Tourist, Weddings, Concert and Theatre goers, people going to sporting events, and family visiting. You’ll also find people tend to take their time and hang around for a chat.

Sunday’s can be mixed, workers for an early start Monday morning and people having a long weekend, on the whole you will find Sunday to be the quietest night of the week but breakfast times will vary stretching from the earliest to the latest time.

You must set definite times for breakfast, when people arrive tell them, “breakfast is from 7am to 9am”

If you make the mistake of asking them what time they would like breakfast, you could be doing breakfast all morning long.

Monday to Thursday   =          Business

Friday to Saturday      =          Social

Sunday                      =          Mixed

We now know the type of establishment.

We have a web site ready to go live.

We have a name for the Guest House.

We know what grade you want to achieve.

And we know the type of people who will be staying and when.

Out of the horses mouth, “Fire Risk Assessment” next post.

Workers in general do not share rooms so you will probably just have 5 people may be 6 if you have a couple staying; they will stay form  Monday to Thursday and go home Friday evening after they have finished work.

Business men unless they are on full expenses will not have an evening meal every day.

Workers, shop fitters ect,  go out and have a bag of chips and a pint and keep the rest of any food expenses.

People who may be on a course sent from their place of work tend to have a meal and ladies on there own also tend to have an evening meal. Tourists more often than not tour and eat out.

When weekend comes around most people have come for an event and do not hang around for dinner, their out on the town.

So this is what can happen more often than not, out of the five two will want an evening meal. You will need to prep the food you plan to serve and it’s commonsense for you to have the same for your evening meal.

Set the dinner table for the guests say for 6.30 to 7pm.

Produce a starter for the guests and serve it, chat, chat.

While there eating you will be preparing the main course; serve the main course, chat, chat.

Pudding next, chat, chat, coffee chat chat.

Wait until they have left the dinning room, clear the table, wash the dishes, and reset the table for breakfast.

Good night it’s 10.30pm.

So how much will you charge for that, don’t forget to allow for the gas and electric.

A few tips in my next post that will  minimize the pain if you think you must give it a go.
